What Is the Housing Choice Voucher (Section 8) Program?

The Housing Choice Voucher (HCV) Program, commonly referred to as Section 8, is a federal housing assistance program funded by the U.S. Department of Housing and Urban Development (HUD). The program helps low-income families, seniors, individuals with disabilities, and veterans afford safe and decent housing in the private market.

Under this program:

• Participants typically pay approximately 30% of their income toward housing.
• The Housing Authority pays the remaining approved portion directly to the landlord.
• Participants may choose qualifying housing in the private rental market.

What Is VASH?

VASH (Veterans Affairs Supportive Housing) is a special voucher program for veterans. VASH combines:

• HUD housing assistance
• Case management and supportive services provided by the Department of Veterans Affairs (VA)

Key Differences from Regular Section 8:

• Only available to qualified veterans
• Includes ongoing VA support services
• Designed to help veterans maintain long-term housing stability

Renting a Home at Forest Hollow Estates with Your Voucher

For those already holding a Housing Choice Voucher or VASH voucher, Forest Hollow Estates offers homes ready for lease or purchase. As part of the approval process, the Tyler Housing Authority conducts inspections to ensure the home meets program requirements. Applicants who hold vouchers from other locations can transfer their vouchers to Smith County and use them in our community.

Buying a Home with Your Voucher

Did you know your Housing Choice Voucher can also be used to purchase a home? The Tyler Housing Authority administers the HCV Homeownership Program, which allows eligible voucher holders to apply their voucher toward mortgage payments instead of rent.

At Forest Hollow Estates, qualified residents can:

• Explore homes for purchase within the community
• Work with the Housing Authority to meet program requirements
• Transition from renting to owning their own home

This program provides a pathway to long-term stability and equity, giving residents the chance to truly invest in their future.
